Landlord Fees

LET ONLY, RENT COLLECTION AND FULLY MANAGED SERVICES:

  • Advise on current market conditions and preparation of the property for rental
  • Market the property and advertise on our range of portals
  • Erect a board outside of the property in accordance with Town and Country Planning Act 1990
  • Carry out accompanied viewings (as appropriate)
  • Negotiate offers and carry out references
  • Issue an Assured shorthold tenancy (AST) and prescribed information
  • All pre-tenancy works organised including check-in and inventory
  • Gas safety certificates, Electrical inspection condition report, PAT testing, Legionnaires and Energy performance certificate arranged and completed
  • Check all paperwork signed, ID’s collected and all legal obligation met
  • Lodge security deposit in agreed scheme of the DPS (Deposit protection service)
  • Raise Statement of accounts and deduct any pre-tenancy invoices

RENT COLLECTION – 10% + VAT

Includes all the above and the following:

  • Landlord payments and monthly statements
  • Arrears chasing
  • Deal with non–resident landlord taxation including annual return

FULLY MANAGED – 12% + VAT

Includes all the above and the following:

  • Landlord payments and statements monthly
  • Arrears chasing
  • Deal with non–resident landlord taxation including annual return
  • Maintenance work arranged and managed
  • Out of hours maintenance calls handled by us
  • Routine inspection: first inspection is completed on the third month the tenant moves in and from then on every six months
